Other reasons for its popularity are cost and functionality. The price of polished concrete is highly competitive with other flooring options. Often, it is less expensive than lower quality flooring. Whenever you consider the maintenance cost involved, polished concrete becomes the most economical choice hands down.
Concrete that is transformed from “normal” concrete to polished, creates this extremely hard, durable surface that is 300-400 percent more abrasive resistant and 70 percent brighter than unprocessed concrete. Because of this transformation, you can expect your polished concrete to last a very long time. It is not uncommon to see polished concrete last 50-100 years.That’s what makes polished concrete such a tempting flooring option, especially given the contemporary and elegant feel of this medium.

Mock-ups also provide a great way to demonstrate polished concrete.  Sometimes people want the mock up to sit there for six months to a year to see how the conditions influence the floor, so they can feel confident about suitability.

Transformation Process:

A diamond polished concrete floor is very time-consuming if done correctly, this is due to the fact that there are at least 8 to 12 steps involved. The general rule is to start the initial grinding with a coarse 16 or 30-grit diamond and finish with a 1500 or 3000-grit diamond, depending on the gloss level required.
*The refinement of the floor at the lower grit levels is the most important aspect of the entire process. Making sure that the entire area of the slab is scratched up with the diamond blades running in multiple directions is foundational towards achieving a long-term durable and aesthetically pleasing floor.
The diamonds which are placed under the grinder are impregnated inside a metal or resin-bonded segment.

Typically, the diamonds’ grit size will double once the first grind has been carried out. The use of 16- or 30-grit size diamonds, then use 60/80-grit diamonds followed by the 120-grit metal bond segments.

The polishing process begins with a 100-grit diamond resin pad instead of a metal segment. When using the resin pads the steps are 200, 400, 800, 1500 and finally 3000 grit.

Densifiers-  If you reach down and run your hand overa concrete slab, you will probably notice a chalky like substance coming off the floor.  Densifiers convert the soft chalky material to hard crystal. Throughout the process a densifier is used to harden the concrete surface which allows the concrete to be polished.

Why we use the Ameripolish 3D Hybrid Silicate Densifier

3D Hybrid Silicate Densifier is three densifiers in one. It improves surface performance and resists the harmful effects of traffic wear and weathering. By having three different sized molecule silicates this product fully penetrates varying densities of concrete regardless of region or hardness. This improves the abrasion resistance for new or aged concrete.

Grouting the Entire Floor

A grouting material is also used throughout the process to fill in any holes, cracks or imperfections that were exposed from the initial coarse grinding step.

*Every polished floor we deliver will be grouted. Why? Every concrete floor will have microscopicholes, and this WILL affect the quality of the reflection. If the floor is not grouted, it’slike looking at a mirror with thousands of small holes in it. The process of grouting adds time and cost but there’s a HUGE difference in the quality of the reflection. If your getting other bids and the polishingcontractor makes grouting optional or ignores the step, I would be leery about using their services.

Sealers

At the end of the process, the concrete is then sealed with a natural-look impregnating sealer; this sealer penetrates 2–5 mm inside the pores of the concrete preventing any deep staining from oils and spills. We use the Ameripolish 3DSP and SR2 product

NOTE: The process described above is what is known as a mechanical polish. Only a mechanical process will yield long term benefits of a true polished floor. These benefits can last the lifetime of the building. See below for some additional benefits of a full mechanical grind.

Compared to its alternatives like VCT, VLT and Carpet the installation cost is relatively equal.  But the replacement cost so significantly different with polished concrete than any other flooring, because if it’s maintained properly, it can virtually last forever.

Lower Maintenance Cost

For day to day maintenance, simply using a dust mop, water and cleaning agents (or larger sweepers and scrubbers), polished concrete can be adequately maintained. No expensive cleaning agents are required to keep it lasting long and looking great.

Periodically, the floor will need be to be resealed.  We will also provide our clients with a strategy to keep the DOC (Distinction Of Clarity)at the same level of gloss as when the project was completed.  Our company will provide you with a wonderful, easy and inexpensive system to ensure your floors look brand new all the time.

Installation Cost- The bottom line

The cost is very dependent upon the conditions of the floor, whether or not there is an existing coating down and how much remedial work is necessary.  The other huge factor is the number of walls and corners and edges that will have to be hand polished.  With that said, most of the projects end up between $3.75 and $6.25.  The price can exceed this amount depending on the conditions and if the client is desiring complex designs and colors.

Deb and I started polishing natural stone over ten years ago with our other business Surface With A Smile. While serving our residential clients we soon noticed people interested in using their existing concrete slabs for staining, coatings or polishing.
